A home inspection is a an unbiased, independent review of a house. Many home buyers use their inspection report to have repairs made before they move in or to have the price of the home dropped. If the home checks out aok, then the inspection becomes a solid peace of mind. These days, more and more home sellers are opting for pre-sale home inspections to give them a head start on the sale of their house. A pre-sale inspection can show you what repairs need to be addressed before marketing your house as well as limiting your liability for unknown defects and dangers in your house.

WHAT'S INCLUDED IN A HOME INSPECTION?
A home inspection is a detailed examination of the structural and mechanical aspects of a home. Armed with the broad knowledge of construction practices and problems, the home inspector uses a through checklist, a mix of inspection tools, an experienced and sharp eye to find out exactly what shape a home is in. A home inspection usually lasts 3 hours and covers the house from top to bottom.
Heating & Cooling-Whether you have a furnace or boiler, an air conditioner or a whole house fan. We'll take a close look at your heating and cooling system. We'll test for gas leaks and efficient operation.
Kitchen & Bathrooms- Stoves, sinks, cabinets, tubs, toilets, tile, ventilation and more! We'll look for any problems in these high traffic areas.
Interior- We'll inspect all your walls, ceilings, floors and stairs to make sure they're in tip-top shape.
Landscaping- Improper drainage and close trees and shrubs can cause havoc on your foundation. We'll let you know how it is affecting your home.
Doors & Windows- Whether you want to keep out intruders or the heat, doors and windows should close and lock properly. We'll double-check for you.
Basements & Crawl Spaces- We'll make sure there's nothing scary like foundation cracks, insect damage or water penetration lurking in those dark corners.
Paved Areas- Driveways, walkways, patios and sidewalks. We'll keep an eye open for cracks and proper drainage. We'll also inspect any decks and balconies you have.
Garages- Garages are mini-houses for your cars and clutter. We'll inspect everything from the roof to the foundation, including fire walls and garage door openers.
Exterior- Wood, brick, stucco, and concrete siding each have their strengths and weaknesses. We'll inspect the outside of your home for water, insect and settlement damage.
Plumbing- We'll assess your pipes, fixtures and water heater to ensure that water is flowing through them, not out of them.
Electricity- From your electrical service entrance, through your circuit breakers or fuses, to all your outlets, We'll check that your electrical system is safe and adequate for your power needs.
Attics- The attic is ground-zero for insulating your home. We'll inspect your attic and let you know how your insulation is doing.
Fireplaces & Chimneys- Fire belongs in the fireplace and smoke belongs in the chimney. We'll inspect them for cracks, buildup of creosote and mortar damage. To make sure they are in good shape.
